Here are a few home buyer tips from the A&A Pros:

1.) Find out the age of the Furnace and AC. The average lifespan is a little over 15 years. Units nearing the end of their lifespan are often outdated, and have higher operating costs due to a less efficient design, and the age of the system.

2.) Make sure the AC and Furnace has been regularly serviced and maintained. A&A recommends a new air filter every month (free for our service members), and having a licensed HVAC technician professionally clean and service the system every year to increase efficiency and lengthen the operating lifespan.

3.) Understand that Home inspectors are generalists. If you are unsure about the HVAC system, a licensed HVAC professional can give you a detailed analysis and answer all of your questions. A&A even offers efficiency testing so you can see exactly how well the system is operating and if there are high amounts of toxins in the exhaust gases.

4.) Develop a relationship with a local HVAC company that you can trust. All systems eventually have problems and need to be replaced. Most reputable HVAC company’s offer service club memberships to help customers get the most value from their HVAC system, and will go out of their way to serve their loyal customers. The fact of the matter is furnaces go out in the dead of winter, and air conditioners fail in the heat of the summer. During these peak demand periods, the best HVAC companies are often booked out 1 to 2 weeks, and you do not want to be stuck without heat or AC when you need it most!
